Lead Paint Testing

Lead paint inspectors must be licensed by the state.  A lead paint
determination may be done in conjunction with the home inspection or you
may hire me independently for this specific test.

A full lead paint inspection must be scheduled independently because it
usually takes between 3-5 hours for a house, slightly less for apartments
and condominiums.

A lead paint determination means the inspector shall test between 10 to 20 spots to determine
if lead paint is present at your property. Obviously, the inspector knows where to look to find
the lead paint, although I am happy to test additional areas at your request.  By law, I furnish
a report indicating where I tested, and if positive, must send these results to state and provide
a copy to the owner.

A full lead paint inspection (usually only done when planning to de-lead the property) means
most components on property are tested and marked on individual pages for each room,
exterior, garage, storage room, fence, etc.  A normal house may have 15 pages.  A lead paint
removal company must have a full lead paint inspection report to give prices. Results must be
sent to the State and owner by law.
